Bridge and permanent financing across Dallas-Fort Worth, from apartment buildings and mixed-use to retail, office, and self-storage, plus land and more.
Learn more about commercial loans →Texas has no state income tax, but property taxes are a major cost. Because DSCR loans divide rent by principal, interest, taxes, insurance, and association fees (PITIA), your county and school district tax rates and any reassessment can swing a deal from qualifying to not qualifying.
Some newer suburban communities carry special districts, such as MUDs and PIDs, that add to annual tax bills. Include the full tax figure in your numbers, not just the base rate.
Foundation work is a common line item on Dallas-Fort Worth rehabs. Give your lender a detailed scope of work, and expect requests for supporting documentation, such as a contractor bid or engineer evaluation, on major structural items.
Hail and wind exposure make roof age and insurability important. Get insurance quotes early and budget roof work into your rehab if needed.

DSCR lenders compare rent to the full payment: principal, interest, taxes, insurance, and association fees (PITIA). Higher property taxes mean a larger payment and a lower ratio. Use the actual annual tax figure for the property, including any special district charges, when estimating whether a deal qualifies.
Yes, foundation work can be part of the rehab budget. Lenders will want a detailed scope of work, and for major structural items they may ask for supporting documents such as a contractor bid or engineer evaluation. The more clearly the scope and budget are documented, the smoother the draw process.
Yes. Residential DSCR lenders typically cover 1–8 units, using gross rents divided by PITIA with a minimum around 1.00. Buildings with 9+ units are commercial loans that usually use net operating income with a minimum DSCR of 1.25 or higher. For fix and flip, some lenders allow 5+ unit projects for borrowers with proven experience.
Yes, with strict rules. We work with your 1031 intermediary or SDIRA custodian to make sure the property and the lender’s note meet IRS requirements. With SDIRA funds, there is no personal guarantee, the loan is non-recourse, and leverage is typically limited.
