These loans can be fully amortized over up to a 40-year period and feature constant monthly payments or can be short-term, high interest bridge loans designed to help with purchase and rehab costs. ARM and Interest Only options are available. Short-term loans are often 6-36 months while fixed rate loan terms are often available between 5 and 40 years. Many lenders offer better pricing and terms to experienced investors, but many will also lend if you are new to real estate investing. All investment properties must be non-owner occupied, meaning you cannot live in the property if you are the borrower. Property eligibility is also determined by location, many lenders have restriction on “rural” properties.

Investments focus on cash flows, property conditions, and occupancy, whereas, the borrowers are qualified primarily on credit worthiness. Work History, Employment, and DTI are usually NOT factors for Investment Loans.
